Great addition to the area, conveniently located and easy to get to. The shopping center is well designed and looks modern and upscale.
Among the stores are Grocery Outlet, Chipotle Mexican Grill, T Mobile, Poke 1-2-3, Starbucks, Great Clips and other retailers. Parking seems to be a bit tight during rush hours, so coming during the day is a good idea.
I regularly stop by when in the area and recommend it.

When it first opened, it was great, but now it is full of people who don't know how to drive. People speeding the parking lot and driving the wrong way cause traffic to build up.

On top of that, you have people casing vehicles, so you have to watch out constantly.

I limit coming here and time spent here.

I go here to eat at Five Guys, shop at the Grocery Outlet, and sometimes order at Jersey Mike's Subs, which are great. The Poki place is acceptable, but not great.

I occasionally order ice cream at Basking Robbins, which is good. I had also ordered from the Wings shop, but the service is painfully slow.

At certain times, parking is difficult, especially around the grocery outlet.

Great poke, but they've added little surcharges for almost everything extra you order and don't tell you. A $16 bowl cost $26 with all the add ons..

They should tell you when you are ordering that things are extra..very unprofessional.

Breakwater Town Center is a very beautiful building. It doesn't have any strange characters hanging around outside of it. I've only visited there once or twice. Yet every time I went it was always a pleasant experience. I didn't have to worry about parking or any of that kind of stuff

Awesome stuff to do there. I went and ended up getting a haircut at great clips and Sue hooked it. I usually go to a really expensive barber and I switched over to her. Grocery outlet is a great place also

Great mix of retail stores, most of them national. Grocery Outlet has filled a void that existed for decades and places like Chipotle, Starbucks, and Five Guys help bring in much needed tax revenue to Imperial Beach. Owners really care about this property and it shows.

This center has Starbucks and five guys and a wing stop and a t-mobile. Im here once a week and great customer service. Even the jersey mikes has great sandwiches. Parking could be bigger and people drive to fast in the lot just be careful.
