I'm making my rounds of all the yummy restaurants. This is the place to come if you're craving good Asian food. There's lots of parking.

This place used to be only accessible by the 167 bus, but now the Irvine Connect also comes here. So, depending on your willingness to pay cash, the buses come here quite frequently. It's still the one of the few shopping centers in Irvine without wifi and the structures are showing the age thus the -1 star.

A third of their store is fresh produce. It seems expertly picked and reasonably priced. My favorite are bulk produce boxes of kiwis, dragon fruit, or peaches. Really nice fish selection, fresh and prepared. Thinly sliced and marinated beef for bulgogi, fresh or frozen. Boba ice-cream bars are a nice sweet treat.

This area is just not the same as it was. Yes progress happens, that doesn't mean the area should go down hill. Parking is always a nightmare. Certain people think it's just ok to walk right in front of an obviously already moving vehicle and expect you to slam on your breaks. Thankfully having 360⁰ cameras is helpful and proof when they try to tell the police it wasn't their fault and the driver tried to run them over! Nice try with insurance fraud NOT!

Limited shopping options, but still convenient, because it's the only center available in the immediate neighborhood. You can find good variety of groceries, fruits vegetables and fresh produce Zion Market, unfortunately most items are written in Korean and don't have an English description. Also a bakery is integrated within the market. Once you're close by and crave for coffee, you will love Sootha Coffee. The ambiance is mediocre, but the freshly made coffee tastes excellent. Other Asian Banks, stores, dry cleaning, various restaurants and even a small pharmacy, I haven't been in all of them (possibly more choices) are also available. You will find a gas station and two fast food restaurants and very kind people at the branch of Chase Bank as well.

Love this store, has everything you could want or need to make any type of Asian food, Korean, Chinese, Japanese, Thai, Burmese, Vietnamese. Always well organized and clean. The fresh produce is excellent.

The layout is a little interesting and finding parking can be a bit challenging depending on when you visit. The real problem is that the parking lot kind of cirves,squiggles and meanders with shops squirrelled away hither and thither seemingly at random (which let's be honest they probably are)

Pro tip: watch out for those shopping carts people dump irresponsibly: they are everywhere!
