It's a shopping plaza, but the reason I give this one a 4 star is b/c of all the places I love to go in this plaza. Some of the stores/shops include:

- Chase Bank
- Ranch 99 Supermarket
- SW restaurant
- Szechuan restaurant
- 101 Noodle Express (see review)
- Liangs Kitchen (see review)

There's also some Chinese stores (music, dvds, etc) and a hot pot place.

Biggest hangup is the parking situation on weekends, namely Sundays. I look around the back behind the Ranch 99 building side, but sometimes even THAT is all full.

A lot of Asian food in the mall, both chain and local. They have Panda Express for those that prefer chain, and others that like local places. There are touch screens at most places here. . There Mac Donald’s, seven-eleven, a car wash, nursery and beverage mo. Well designed areas. There can be good deals at Ranch 99.

While it has a good selection of store and restaurants. I can't help to feel that this is the slum of Irvine. Compared to the rest of Irvine it is run down and dirty like one would expect this in Santa Ana. To owner: it is time to reinvest. You have the worse shipping center in town. All 3 stars are for the owners of the restaurants and retail stores.

Stopped at Ranch 99 for a quick Asian deli bowl and bathroom break on our way to Vista. The teriyaki chicken with rice was the boost we needed to help us on our way, especially after hundreds of miles of mainly fast food options.

Stop by to get some Asian food Staples. It was very cold inside it was cold outside but colder inside. Still though they have a nice selection was able to find everything we wanted. I recommend this place for Asian Staples or seafood is fantastic.
