I regret to say that my experience with River City and Rentals has been extremely disappointing. After reporting significant issues with drug activity and harassment from one of their tenants, the owner, Kristie Flanagan, has been anything but helpful. Despite having to secure a restraining order due to repeated unwanted contact from her tenant, she continues to make excuses for their behavior. Unfortunately, the properties managed by this company contribute to ongoing problems in our neighborhood. We are now forced to work with the police, as our requests for assistance from the owner have gone unanswered. I cannot recommend River City and Rentals based on this experience.

Renting initially from RCR was a positive experience with Jamie who took care of my family well. She always made a great impression however when she left, everything went down hill with Cheri quickly. Showing up at our house with an attitude but also attempting to raise the rent $400 (25% mark up) illegally was a big factor of leaving. Highly recommend going with another agency if you can, or a private landlord. It's unfortunate that it got this bad, but the maintenance is also awful. Good luck getting anything maintained through them. Hope they use this as an opportunity to really improve their agency.

If you are looking for a place to list your rental, I would not list it with this company. They are awful. All of the long time staff has quit and now its being run by the owner Kristy. She is not an honest person from my experiences with her. She doesn't maintain the property like she agreed. Nor does she do yearly checks to make sure there isn't on going problems that the renter hasn't reported. All she cares about is taking your money. When people move out she nickle and dimes the deposits so she doesn't have to refund any money. I was contacted many times by the renters personally because their emails were going unanswered. We finally pulled our rental out and have gone with another company. We do not want our good name connected with this company. As they clearly do not follow Oregon Landlord Tenant Laws. RCRNW is not a good, honest company in my opinion. I strongly encourage renters to start filing claims with the BBB, State of Oregon and the OREA. OREA is who Kristy has her property management license through. Maybe then she will start following the Oregon Landlord Tenant Laws and Owners will not look like they are falling down on the job or are slumlords because Kristy refuses to do her job honestly and above board. By the way, I agree with the comments posted about the multiple positive posts being from Kristy's staff. I guess when you're not a good company that generates real, positive posts, then you need your employees to write them for you. Says a lot about this company and the owner.

Rivercity rentals has always been bad, yes, even under Jamie L., but things have gotten much worse since she left. They are completely illegal, even if they do a housing inspection, they rarely fix anything. They ignore repair requests.... for years. They are rude and use threatening tactics, hence my going to lawyers all the time. They rent to violent felons and don't tell the tenants. They charge an outrageous amount for security deposits and keep every dime. Keeping the security deposit money is part of their slush fund. Expect to go to small claims court to get even a dollar back. After the eviction moratorium ended they started a campaign to evict most of their tenants so they could jack up the rents.They also raise rents every year. The Oregon Department of Justice needs to investigate this unethical business. Most of their rentals are dumps, one woman I know had a hole in her roof for four years and RRN didn't fix it. Mold came into her apartment. Cheri E. doesn't know anything about landlord-tenant law, she just likes to stomp on tenants and she can be very aggressive and underhanded.

Great rental company ! Jamie made things so easy and simple. Always friendly and always quick to get things done. You can tell they care about their tenants and what they need. Would recommend this company to anyone. Keep up the great work !

If -1 was an option I would rate it that. The way they treat people who have been displaced due to a mysterious fire that caused my brother to lose everything he worked hard for, his kids art work, pictures, the memories burnt away. Im so thankful my brother was not home at the time and happy his neighbors made it out safe. Whats even harder is this management company has not cared to rehome him and his kids nor asked him if hes ok if he has a safe place to sleep at night. Maybe its cause they are bias towards men. Whatever the reason there is no excuse for the lack of support and care. The type of insulation the property used was a factor in being able to control the fire. I hope The investigation is over soon so my brother can get answers he deserves to have.

I've been renting about 4 years now from them. Process was simple and quick! Only downside was no pets policy, everything else is perfect. Price is good, and our Landlord and the staff at River City Rentals are great!
