This lively mall proudly showcases an impressive variety of restaurants, from Panda Express to Eddie V’s. In addition, it features a comprehensive lineup of services, including a luxurious nail salon, a medical spa, and a serene sauna studio and much more . This is a great place for a stopover when driving from LA to San Diego. It is very close to the main road, there are lots of food options and the parking area is closed to the shops

Looks like a nice strip mall. Good variety of food and shopping. We went gorgeous Islands 🏝. Was very average. Seems like they don't care about the place anymore. Too bad, another good Burger and Bar restaurant will be gone soon.

This Shopping Center didn't exist until about 10 years ago and depending what time of day or day of week you go you might not find a parking spot even though there are hundreds, I think one third of Newport Beach is either in the shopping center or at Fashion Island at any given time but I don't blame them there is an incredible selection of places to eat and the atmosphere is great there's only one way to get in or out of the center which is a bit frustrating it is located right near the 73 freeway on MacArthur and bison be careful if you have children people drive fast in the parking lot. It seems to always be busy regardless of the time of day whether it's morning or night you will always find people in the shopping center it has a pretty regular stream of customers and if you ever leave here hungry it's your own fault

I enjoy coming here. It’s a bit out of the way and never extremely crowded. Watch out for all of the entitled sports car owners, though. They drive through the parking lot like they own the place. This shopping center is home to the best Chipotle I have ever eaten at. They also have a Panera, Islands, Jersey Mike’s, Greek food, Flower Child healthy food, sushi, burgers at The Stand, and a pancake place.

The Bluffs outdoor seating is amazing. There’s a gazebo with comfortable seating with a warm toasty fire pit. The other seating throughout the Bluffs are also comfortable and great for sharing with friends.

The food choices are excellent - lots of restaurants and high- end takeout food. The Stand/ yum ! A pretzel roll for a killer barbecue brisket sandwich. And Wisconsin custard which you can’t find anywhere else.

It’s a great place for meeting friends.
